10 Tips for Students Searching for an Apartment
- Establish credit history
Even once you have an apartment, some of the basic utilities such as heat, hot water, cooking gas, cable, internet, and phone will not approve you and give you service if they do not have faith that you will be able to pay your bills on time. You can establish a credit record by using your credit card for small purchases and always making sure that you pay your bill in on time.
- Make sure your parents are okay with it
You will most likely need to have a co-signer regardless of what your credit history is since you often need to make at least double the rent per month.
- Create a budget
Prior to looking at apartment determine how much you are willing to spend per month. Make sure that this figure includes utilities, food, and other miscellaneous costs which you may encounter. Some other fees that a first time renter may not be aware of include an application fee, a security deposit which is typically 1.5 months rent, and a brokers fee if you choose to use a realtor in your search which is typically 1 months rent. If you have an apartment that is for rent by owner, this fee can be avoided.
- Determine the area you want to live in
How much earlier are you willing to wake up in the morning? Off-Campus apartments will require you to give yourself additional time to ensure that you arrive to classes on time.
- Know what you need versus what you want
Amenities such as a gym, pool, courtyard, laundry service, dishwashers, parking, and washers/dryers are all nice things to have, but are they necessary? All of the extra amenities increase the rental price for the apartment. If you can settle for the basics, a washer and dryer for the tenants to share, as well as the kitchen sink to wash your dishes you can save hundreds of dollars of your monthly rent each month.
- Find potential roommates
Find people who you get along with, have the same study habits, and set of morals. It is often better not to live directly with your best friend.
- Start searching for an apartment 2 months prior to your move in date.
Within the lease agreements, many landlords require the tenants to let them know whether they will be remaining or vacating the property they are currently renting 2 months prior to the end of their lease.
Utilize both online sources and newspapers when looking for an apartment. Also, do not hesitate to walk around your desired area, as for rent signs are often posted on many buildings.
- Determine the size and layout of the apartment you are looking for.
Based on the number of people living in the apartment, which may be capped by your lease agreement, how many bathrooms and bedrooms will be needed to ensure nobody is stepping on each other. Some apartments are known as railroad style and you will need to pass through one bedroom to get to the other.
- Talk to the Financial Aid Office and see how your reward will be affected. Make sure to get what they say in writing.
The Office of Financial Aid can tell you how your financial aid reward from the school will be affected. Your Stevens need based grant will be effected because they are calculated based on the Cost of Attendance, so if you move of campus, your cost of attendance will drop each year. However, you can work with the Office of Financial Aid to take out loans to help cover the cost of rent if you can provide them with a signed copy of your lease.
- Do not just sign the lease!
Read through it thoroughly to ensure you understand everything you are signing and do not be afraid to ask questions.
